The U.S. real estate market is just as undesirable as it is for first-time buyers.

In July, the national supply of housing was 12% lower than a year earlier, while the average selling price of a house rose by a staggering 17.8%, according to the National Real Estate Association. If the number of available homes continues to decline, prices can only go to one place.

A new initiative by President Joe Biden’s administration aims to limit that price growth by adding 100,000 affordable homes to the U.S. market.

Could Biden’s housing plan help you? enter your new home?? Here are the details.

Three-year plan

“The large and long-running gap between the supply and demand of affordable homes for renters and homeowners makes it difficult for families to buy a first home and increases rental costs,” the White House said in a plan statement.

“Higher housing costs are also being squeezed out other investments families can and should do things to improve their lives, “it was announced Wednesday,” like investing in education. “

The plan is to create, preserve and sell nearly 100,000 additional, affordable homes for owners and renters over the next three years. To make the goal of 100,000 homes a reality, the administration plans to:

1. Increase the supply of “quality, affordable” rental units

When high housing prices force people to rent longer and put pressure on the value of rent, more housing units are needed to reduce housing costs, officials say.

To get more rents in the market, the Treasury and Housing and Urban Development (HUD) departments will relaunch HUD’s risk-sharing program, which provides housing finance agencies with low rates that provide funds for affordable housing.

Also, government-sponsored mortgage giants Fannie Mae and Freddie Mac are increasing their investments in building and renovating low-income housing units. The Treasury will make $ 383 million available in the form of grants to nonprofit housing groups and community development institutions to produce affordable housing.

2. Increase access to manufactured homes and “plexuses”

Management targets two special types of real estate to help buyers find their own homes: manufactured homes and small properties with multiple apartments or plexuses.

Manufactured houses are built in factories and then installed on site. Fannie Mae has supported housing loans since 2020, and Freddie Mac was recently given the OK to do the same, to increase access to those homes.

Meanwhile, Freddie Mac was given the authority to provide more loans to available buyers of duplexes, triplexes and quadruplexes, just a year after the company reduced the amount of financing available for 2-4 properties.

“Updating mortgage suitability terms by 2-4 units will increase the availability of rental apartments in these properties,” the White House said. in his statement. “They will also provide additional opportunities to build wealth for new 2-4 property owners who benefit from rental income associated with these units.”

3. Keep new single-family homes away from investors

During this year’s spring quarter, investors picked up 1 in every 6 homes sold, according to real estate agent Redfin. The Biden administration plans to keep hungry investors away from its new housing units by favoring sales to individual buyers, families and nonprofits.

It wants to do this by giving non-investors the first opportunity to bid for properties that end in a “second chance” sale, where loan service providers sell confiscated property purchased with FHA loans. Those houses too often fall into the hands of big investors, according to the White House.

Also, up to 50% of the mortgage bills held by HUD on more than 1,700 properties in outstanding conditions will be offered to non-profit organizations that undertake to rehabilitate and then sell related property to non-investors.

Although the administration plan for 100,000 homes is receiving praise from people in the housing industry, it is far from the number of homes the United States needs.

According to the National Real Estate Association, the U.S. is at least short 5.5 million housing units, and he may need as much as 6.8 million.

Even if Biden can prepare its 100,000 units in the next three years, there is no guarantee that you will get a crack in one of them, given the high demand. And who knows how much house prices will rise from then until then?

Latest Freddie Mac quarterly forecast expects prices to rise by another 8.9% from now until the end of 2022.
